Everybody in N. Miami Beach has the right to rent his house for six months or more without any license or taxes
Everybody in N. Miami Beach has the right to rent his house for three months until 6 months but has to pay Taxes
Only people who was grandfathered has the right to rent for SHORT TERM RENTAL.
The obligation is to have the Florida State License (Examples here) and the City Business Tax Receipt (Example coming soon)
Only 8 N Miami Beach houses listed below have the LEGAL right to be rented for less than three month but no less than one week.

ALL OTHER HOUSES HAVE NO LEGAL RIGHT for SHORT TERM RENTAL in the City of N Miami Beach
ALL HOUSES CANNOT BE RENTED for LESS than ONE WEEK.
Why it is so important to rent a LEGAL SHORT TERM Rental ?
- to not broke the law, of course
- to avoid trouble during your vacation, risk to be fined or evicted by the Police
- for your safety (City BTR)
- to get the License all Miami Short Term rental have inspection (electrical, plummer, air conditioning .....)
- You are sure to have a secure house.
Other Cities Rules for Short Term Rental in Miami Dade:
The City of Miami Beach and South Beach do not allow rental for less than 6 months with NO EXCEPTIONS
ALL Houses located in Miami Beach rented for less than 6 months are ILLEGAL Rentals.
